DESCRIPTION: Community Update: Proposed 24/7 Freestanding ER on Orange Blvd \nA Development Order Amendment (DOA) and Type 2 Waiver are currently before Palm Beach County that would allow construction of a 24-hour freestanding emergency room within 250 feet of residential homes in The Acreage. \nCounty staff has issued a recommendation of approval for both requests. The final decision now rests with Zoning and the Board of County Commissioners. \n What Is Being Requested? \nThe applicant is seeking: \n Development Order Amendment (DOA) \nTo modify the overall MUPD site plan on 11.89 acres\, including: \n\nAdding square footage\nModifying approved uses\nReconfiguring parking and on-site circulation\nModifying existing Conditions of Approval\n\n Type 2 Waiver \nTo allow 24-hour operation within 250 feet of residential use on 1.77 acres. \nThe 250-foot separation standard exists specifically to protect nearby homes from the impacts of intense commercial activity. Approval of this waiver would permit continuous 24/7 operations immediately adjacent to residential properties located to the east and south of the site. \n Why Residents Are Concerned \nNeighbors have expressed concerns regarding: \n\n24-hour lighting and photometric spillover\nOvernight traffic and ambulance activity\nGenerator and mechanical equipment noise\nCompatibility with our rural residential and equestrian community\nWhether another ER is necessary given nearby facilities\nLong-term precedent for future waivers within this MUPD\n\nThis commercial hub was originally approved with conditions intended to balance development with rural residential protections.
