The final decision now rests with Zoning and the Board of County Commissioners. \n What Is Being Requested? \nThe applicant is seeking: \n Development Order Amendment (DOA) \nTo modify the overall MUPD site plan on 11.89 acres\, including: \n\nAdding square footage\nModifying approved uses\nReconfiguring parking and on-site circulation\nModifying existing Conditions of Approval\n\n Type 2 Waiver \nTo allow 24-hour operation within 250 feet of residential use on 1.77 acres. \nThe 250-foot separation standard exists specifically to protect nearby homes from the impacts of intense commercial activity. However\, Commissioner Baxter has introduced a new text amendment permitting the subdivision of smaller properties in Heritage Farms. Traditionally\, such amendments are initiated by property owners\, who are required to adhere to all necessary procedures and pay the applicable fees. Commissioner Baxter’s proposal would allow this property owner to bypass these requirements. \nWhile the property in question is not located within the Ag/Reserve\, this change has the potential to prompt future litigation that could affect Ag/Reserve properties as well. (behind the Publix Plaza). \n“Representatives will be available to provide project details\, answer questions\, and listen to feedback from the community. Your participation is important to help guide the development of this project.” \nAttendance at both this meeting and the County BCC meeting on 07/24/2025 is highly encouraged.
